New York brokers often end up on a vendor product they cannot change, or quoted for a full rebuild. We have synced this board's feed before, on a multi MLS platform we built and ran from 2018 to 2025.
The Residential Listing Service, or RLS, is run by the Real Estate Board of New York. New York City brokers who are REBNY members share their listings through it.
It is a broker listing service rather than a REALTOR association MLS. REBNY voted to allow IDX in 2014, and the RLS now offers IDX, VOW, Product, Back Office and Broker Exclusive feeds.
The RLS also syndicates listings to a network of listing sites. Firms manage their syndication choices through Trestle, and the RLS sends listings to the sites they pick.
The board decides which platform carries its feed. Each route has its own login, paging and limits, and its own page here.
There are two ways in: a pre-licensed provider, or a direct feed applied for with the RLS.
IDX for a public site, VOW for consumers who register, Product for workflow tools, or Back Office for in house use.
A pre-licensed provider already holds access. Otherwise you apply direct.
Log in and complete the Direct Data License Feed Application.
The RLS reviews the application and contacts you with the latest information and any fees.
Once settled, the feed is issued and the sync is checked against it before your pages switch.

The RLS sells IDX, VOW and Product feeds as premium products. Members who pay for them use them to serve clients and consumers.
For a direct feed, the RLS reviews the application and then sends the current fees. They are not listed on its public page.
Many New York sites run a vendor product built around the RLS. Moving to your own feed means a server cron job that fills local tables, and templates for rentals and sales, which matter more here than in most markets. Credentials stay in server config.
An RLS config entry and filter class sit on a shared parser and map RLS fields to one listing schema. Scheduled jobs run the changes pull, the weekly re-sync and the daily purge. Office exclusive listings from your own feed can sit in the same schema.
Any stack that can run a schedule will do. Map search by neighbourhood boundary suits New York well, and it runs on the local copy, so the RLS is not called on each page view.
Your listings never go blank. The new sync runs beside whatever feeds the site today, and we only switch when the two match.

The RLS has no Trestle or Bridge route for IDX to weigh. Trestle appears only on the syndication side, where firms set which sites get their listings. The choice for your site is a pre-licensed provider or your own direct feed.
A provider is quicker. A direct feed costs what the RLS quotes after review, and gives you your own data on your own pages. The audit compares both.
