Canopy MLS listed 123 vendors serving more than 5,000 member websites in October 2026. Many Charlotte broker sites still use the free Matrix frame, or a plugin they cannot change. We have synced this board's feed before, on a multi MLS platform we built and ran from 2018 to 2025.

What Canopy MLS is

Canopy MLS is the MLS for the Charlotte region. Its own service area page lists 14 REALTOR associations and 26 counties across North and South Carolina.

Canopy is a founding member of MLS Grid and licenses its data to participants, subscribers and their vendors through it. Its vendor page lists certification on RESO Data Dictionary 1.7 and Web API Core 2.0.0.

In October 2026 Canopy listed 123 vendors serving more than 5,000 member websites. Members also have a free frameable IDX search in Matrix.

The board decides which platform carries its feed. Each route has its own login, paging and limits, and its own page here.

Getting access

How a broker gets a Canopy MLS feed

The vendor starts it in MLS Grid. You sign next, and Canopy MLS approves last.

    Vendor account

    Your developer creates an MLS Grid vendor account.

    Subscription and licence

    The vendor adds a subscription for the intended use and signs the MLS Grid Master Data License Agreement.

  3. 3

    Add the customer

    The vendor adds the participant, and the subscriber if there is one, as the customer.

  4. 4

    You sign

    The participant and subscriber sign the agreement electronically.

  5. 5

    Canopy reviews and approves

    The data licensing administrator reviews the website for brokerage branding, then approves or asks for changes. The token is issued after that.

Canopy says fees apply to the Web API feed but does not list amounts on its IDX page.

What the feed carries

The Canopy feed follows MLS Grid Web API 2.0. These are the parts that shape the sync.

Resources

Property, Member, Office, OpenHouse and Lookup, with Media expanded on the record rather than called on its own.

Feed types

IDX, VOW and back office, separately or combined into one feed on the participant's request.

One MLS per request

Every request filters on OriginatingSystemName with a single value.

Removals

Records that leave the feed arrive as MlgCanView false and are deleted on the next run.

Media

Signed URLs that expire after an hour. Every photo is downloaded and kept.

Rate limits

No more than 2 requests a second, 7,200 an hour, 40,000 a day and 4 GB of downloads an hour, per MLS Grid.

Board rules

Canopy MLS runs its feed through MLS Grid, then adds its own review. These are the rules that shape a Canopy site.

Branding is reviewed

The Canopy MLS data licensing administrator reviews the website for firm brokerage branding before approving the licence, and can ask for changes.

Vendor signs first

The vendor signs the MLS Grid Master Data License Agreement, then the participant and subscriber sign, then Canopy MLS approves last.

One feed for three uses

Canopy can combine IDX, VOW and back office into one feed when the participant asks. Each record then has to be shown only where its use allows.

Opting out cuts both ways

Canopy says that if a participant chooses not to take part in IDX, that firm's listings cannot be shown on any other member's site.

Short social posts

Minimal displays of 200 characters or less, such as a post or thumbnail, are exempt from the IDX display rules only when they link straight to a compliant display.

WordPress

Sites moving off the Matrix frame get real listing pages from local tables. Photos go to object storage behind a CDN, since MLS Grid requires a stored copy. Brokerage branding sits in the listing template so it passes the Canopy review on every page.

Laravel

A rate limited queue holds the Grid cap across workers. If the feed is combined, each record keeps its feed type, and query scopes stop VOW or back office records reaching public pages. A Canopy filter class handles local fields.

Custom

The site reads its own database, since MLS Grid is built for replication. The MlgCanView deletes and photo replacement live in the sync. The branding and disclaimer blocks are shared partials, so every page carries them.

How the switch happens

Old feed stays up until the new one agrees.

Your listings never go blank. The new sync runs beside whatever feeds the site today, and we only switch when the two match.

    We check your MLS Grid subscription for Canopy, your platform and what the site needs to show.

  2. Run the new sync beside the old

    It fills its own tables while your frame or plugin stays up.

  3. Compare

    Counts, statuses, photos and rosters checked against the feed.

  4. Switch and retire

    Pages read from the new sync. The old frame or plugin is removed.

Choosing a feed

Frame, vendor or your own feed?

Canopy has one feed route, MLS Grid, so there is no Trestle or Bridge to compare. The choice is the free Matrix frame, one of the listed vendors, or your own MLS Grid feed with a sync built for your site.

The frame costs nothing. A vendor is quick. Your own feed costs more to set up and to run, since photos are stored, but your listings live on your own pages. The audit says which fits.
